· Population over 40,000 within a 2 mile radius
· Rent & business rates not to exceed £21,000 per annum
· Full A5 planning consent or a good chance of obtaining the same
· Seven day trading witout restrictions
· Good vehicle access for customers and delivery vehicles
· 750 square feet overall
· 15 feet minimum frontage

Desirable

· Visibility for both vehicles and pedestrians with high movement
· Good socio-economic mix avoiding high unemployment areas
· Good retail mix - video stores, pubs, cinema etc
· Areas for eating/takeaway
· Hospitals, offices, university, colleges

Negatives

· Road barriers directly outside or on access to store
· Pedestrian areas
· Restrictive planning or covenants in the lease
· Poor lease terms
· Sites in declining areas
· One-way system/dual carriageways
